Building Regulations Approval

It’s our practice to produce detailed, quality drawings that exceed minimum requirements including sections, heights and other important details. In our experience both Councils, contractors and sub-contractors find this attention to detail extremely helpful, speeding up the planning approval process and subsequent build, saving you precious time and money in the long run.

When planning permission has been approved and we are instructed to proceed, we then obtain building regulations approval from your local Council. This is important because failure to do so could lead to a hefty fine.

There are two stages to gaining Building Regulations Approval. Stage one requires you to show how the scheme satisfies the regulations under the following categories:

  • Structure.

  • Fire safety

  • HSite and resistance to moisture

  • Toxic substances

  • Sound insulation

  • Ventilation

  • Hygiene

  • Drainage

  • Heating appliances

  • Staircases

  • Energy conservation

  • Access for the disabled

  • Glazing

  • Hygiene

This involves more detailed plans being drawn up and a further application being submitted to the Council. These show that the proposed project will meet the requirements of the Building Regulations (or Building Code). If we are usingpermitted development or Neighbourhood Consultation Scheme, this will be submitted at the same time

For more information about building regulations and the Competent Person Register scheme we advise you consult the Government’s Competent Person Register leaflet.
